Stamp duty questions

How is Buyer's Stamp Duty (BSD) worked out?

BSD is charged in slices on the purchase price or market value, whichever is higher. For residential property bought on or after 15 February 2023 the rates are 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1,500,000 and 6% on the rest. For example, BSD on a $1,500,000 home is $44,600. Non-residential property is capped at 5%.

Do Singapore Citizens pay ABSD on their first home?

No. Singapore Citizens pay no Additional Buyer's Stamp Duty on a first residential property. ABSD is 20% on a second residential property and 30% on a third or subsequent one, for purchases from 27 April 2023.

How much ABSD do PRs and foreigners pay?

Singapore Permanent Residents pay 5% on a first residential property, 30% on a second and 35% on a third or subsequent one. Foreigners pay 60% on any residential property.

What if I buy jointly with someone of a different profile?

The highest ABSD rate among the buyers applies to the whole purchase price.

Are any foreigners treated the same as Singapore Citizens?

Yes. Under free trade agreements, nationals of the United States, and nationals and permanent residents of Iceland, Liechtenstein, Norway and Switzerland, receive the same stamp duty treatment as Singapore Citizens.
